The professional reviews the records on the property to find any liens or claims to a right on the property. If there are no liens or claims, the title can be transferred by warranty deed. If the seller does not have a title search done, do the search yourself. Step 3 The seller has the deed notarized by a notary public. In the presence of the notary public, and before two witnesses, the seller signs the deed. The witnesses sign their names. The notary public notarizes the deed. Step 4 Seller delivers the deed to you. Delivery gives you evidence the property ownership has been transferred. Step 5 You sign and date the warranty deed.
